Mr. X is Su Jiangbo. He used a St. Kitts and Nevis ‘golden passport’ to create U.K. companies that bought up at least $108m worth of London real estate. |
Records from the U.K., Hong Kong and Singapore show that Su Jiangbo holds a passport from St Kitts and Nevis. The tiny Caribbean nation sells passports to criminals for around $270k, which gives them access to more than 150 countries without a visa. Using this passport, Su Jiangbo registered 12 shell companies, at least 10 of which were U.K. based and used to purchase London properties. Su Jiangbo is also a citizen of Cambodia, where his casino is located.
Jiangbo is featured on an arrest warrant published by Datian county court in Fujian province, which describes him as a “fugitive criminal suspect.” Weeks before the Chinese wanted list was published in September 2023, Su Jiangbo began his spending spree in London. He kept buying until June 2025. During that time companies owned by Su Jiangbo purchased at least 85 properties in new-build developments across central and south London. Among the buys was a $13m penthouse.
New builds can be especially attractive to criminals looking to launder money through real estate. Criminals buy from developers off-plan and in bulk, with no questions asked by the gleeful seller. Crooks then generate apparently legitimate rental income from the property. Su Jiangbo raised no alarm bells whatever at Triptych Bankside, a new-build by developer JTRE London. Jiangbo purchased 15 flats worth $26.5m, putting almost half towards the 18th-floor penthouse.

Jiangbo’s mistake was acting too quickly and attracting attention.
“Mr.X” has 85 properties in London, with a total value of over £81 million. They are frozen. The UK has given Jiangbo 3 months to explain his source of capital. If he cannot prove his money is legal the properties will be confiscated.
